Rick Mabe is a certified Transaction Coordinator and Project Manager Professional with years of experience in Title Insurance, Real Estate Closings, Home Inspection, Project Management and Construction.
Flat Fee $350 Per File
A La Carte Services Available Upon Request

• Review contract for accuracy, initials, signatures, and required addendums
• Send contract and details to clients, lenders, attorneys, and title companies
• Confirm that EMD has been delivered, obtain a copy for the file, and send a copy to the appropriate parties.
• Coordinate and schedule home, termite, well and septic inspections in accordance with agent’s direction.
• When required, send calendar invitations for all inspections to the agent and client.
• Confirm with lender that the full loan application has been completed.
• Obtain inspection reports and ensure that all relevant parties have a copy.
• Verify any repair addendums, within the contingency deadline.
• Monitor the transaction to ensure that all contingencies and deadlines are met.
• If required, obtain and distribute the HOA/PUD association resale package and CC&R’s to all appropriate parties.
• If required, review the Association Package for any violations and (if applicable) inform the agent of any violations.
• If required, get the required CIC Acknowledgment Form
• Follow up with the lender to ensure documents are turned in, and that the appraisal has been ordered and received.
• Obtain signatures for lender-required affidavits/amendatory clauses per lender/agent request
• Ensure that the title and survey (if applicable), have been ordered and are in for preparation for closing.
• Assist clients with insurance quotes, home warranty, and utility information.
• Continuously follow up to ensure all parties are prepared for closing
• Request and gather repair receipts in preparation for a final walk-through and closing.
• Consistently follow-up with the lender to confirm the loan has been submitted to underwriting and is clear to close.
• Schedule final walk-through and closing to include calendar invitations
• Request Preliminary Settlement statement for review, and confirm all appropriate parties give final approval.
***CTS will do a preliminary review of the settlement statement. However, we are not responsible for final approval or errors.***
• Confirm closing has been completed and obtain a copy of the fully executed settlement statement
• Create and distribute a PDF closing package with all contract documents to the agent and client.
• Request agent review from clients
• Send Post-Closing emails to buyer and cc agent one week after closing and on New Year’s as well as the Anniversary of sale/purchase.
